Most people think of villas or designer homes when they think of the homes that are available in The Villages. Those styles do make up the majority of the homes there, but there are other types too.
Apartments
The Lofts at Brownwood opened in 2020 offering several floor plans of one to three bedroom apartments, which are within walking distance of Brownwood Paddock Square. Being a resident of these apartments affords you all the benefits and amenities of The Villages, and also requires the same monthly amenity fee paid by homeowners in The Villages.
Additional apartment complexes are planned.
Attached (“Condo”) Style Homes with HOA
Near Spanish Springs Square there are three villa communities that are similar to condominium complexes. They are attached, with 3 or 4 homes to a unit. These communities each have homeowner’s associations and require monthly fees to cover some of the maintenance (varies by complex). These communities include:
- Vista Lago Villas
- Villas of Spanish Springs
- Vista Sonoma Villas
The Carriage Houses at Glenview is a fourth community that functions somewhat like a condominium complex. The Carriage Houses is located near Glenview Country Club.
Manufactured Homes
Manufactured homes were the first type of home in Orange Blossom Gardens, what eventually became The Villages. There are many manufactured homes still occupied today in the Historical Area of The Villages. However, The Villages long ago switched to building site-built homes in developing the area. In fact, new owners are building modern homes in the place of many of the original manufactured homes, as ownership changes.
Site Built Single Family Home Types
Patio Villas
The patio villa is a single story home with a patio or lanai. These are usually two bedrooms and two bathrooms. However, there are one bedroom, one bath and three bedroom two bath styles available. The construction is frame and vinyl. Some of the home styles include appealing white picket fences along the front. Patio villas have 1.5- to 2-car garages. The square footage ranges from just under 1000 square feet to about 1400 square feet. Although many people live full time year round in patio villas, this type of home is a favorite among Snowbirds.
Cottage Villas
These villas are similar to patio villas and are available in two bedroom two bath and three bedroom two bath plans. They usually have two car garages and are frame and vinyl construction.
Courtyard Villas
Courtyard villas are single story and have an enclosed courtyards. This makes CYVs perfect for homeowners with pets. Courtyard villas are either frame and vinyl (called Cabana Villas) or block and stucco construction (called Bungalow Villas). Either way, they are beautiful, easy care homes and are another favorite of Snowbirds. Courtyard villas are available in two bedroom two bath or three bedroom two bath floor plan styles.
Designer Homes
The greatest variety of floor plans is available in Designer Homes. These are single story homes with three bedrooms and two or three bathrooms. Some four bedroom home styles are available. Both block and stucco and frame and vinyl construction are available. The best part about a Designer Home is that with the purchase of a lot from The Villages you are able to custom design the home, choosing the finishes you prefer and making changes you desire.
Veranda Homes
Veranda homes are like Designer Homes blended with Courtyard Villas. The floor plans are similar to Designer Homes, but the yard is enclosed by a fence. The result is a larger home with extra privacy, a combination many prefer.
Premier Homes
Premier Homes are the largest and most luxurious type of home built in The Villages. These are constructed of block and stucco and have three or four bedrooms. At this time, The Villages is not building any Premier Homes but there are plans to do so in the future.
