There are no HOA fees for the vast majority of The Villages. There are, however, amenities fees, maintenance fees, and in some cases, bonds to repay.
There is no traditional Homeowner’s Association in The Villages, Florida. Therefore, there is no HOA fee. In The Villages, each home pays a monthly fee for amenities. Also, an annual maintenance fee is charged alongside the annual tax bill.
Annual Maintenance Fee
The maintenance fee varies based on the home’s value and location. The three counties that make up The Villages (Lake, Sumter, and Marion) each handle this differently. The fee ranges from a few hundred dollars per year to well over a thousand dollars per year. It covers maintenance of common areas and the town squares, among other things.
Amenities Fee
The amenities fee covers the clubs and activities, pools, facilities for bocce, tennis, pickle ball, etc. and the cost of the rec centers, as well as other things. The amenities fee is currently approximately $165 per month for new residents. The fee is adjusted based on the Consumer Price Index. TV only charges one amenities fee per home, regardless of the number of residents or the home value.
Most homes in The Villages have CDD bonds to be repaid as well. All new homes have bonds. These bonds cover the initial development of the infrastructure, like roads and homesite preparation. Bonds are repaid over 30 years and payments are collected annually along with property taxes.
Other Groups like HOAs
There are two groups that are similar to Homeowner’s Associations in The Villages. The VHA or Village Homeowner’s Association and the POA, or Property Owner’s Association. Each is voluntary and carries a small fee. The POA operates like a watchdog over the developer on behalf of the homeowners of The Villages. The VHA provides community support and communication as well as volunteer opportunities for Villagers.
Actual HOAs
Only a small handful of properties in The Villages have true Homeowner’s Associations and HOA fees. These are the few condo-style complexes in four areas in the older sections of The Villages. The fees vary and include some degree of maintenance for the exterior of these homes.

We are new to the Villages and have a small dog who provides companionship for my physically challenged, wheelchair-bound spouse when I am away. With advanced Multiple Sclerosis, she is not able to walk Snickers, even from her wheelchair. Should Snickers have to go out when my wife is home alone, he, Snickers would be free to roam. To prevent this kind of scenario, we need some type of fence. Are invisible fences or some other kind of visible fences permitted in the Village of Labelle, particularly Pinfish Court? If so, must I complete and submit a modification form?
